Step 1:

Meet & Greet  It’s crucial that before any paperwork gets signed we meet and decide if we are a good pair. Selling your home will require efforts and communication from both parties so creating that bond is essential from the start. This is an opportunity for me to listen to your needs and wants, get a clear idea of the ideal way for us to do business together, and set the overall expectations of the process.

 

Step 2:

Comparative Market Analysis  Once we have met and committed to moving forward together, I will compile a list of comparable homes that have recently sold in order for us to find the perfect price. The strongest marketing piece of all is a home priced right.

 

Step 3:

Home Preparation  When your home goes on the market it is very important to remember that you want it to appeal to as many people as possible. Staging can play a major role in this process. By depersonalizing, de-cluttering, and sometime re-arranging your furniture it can have a major positive effect on the home and how it shows. I also HIGHLY encourage my sellers to organize a pre-inspection before it goes public.

 

Step 4:

Marketing   Marketing your home PROPERLY is the difference between getting it sold and/or having it sit on the market. I spend a lot of time and energy providing the top of the line marketing strategies to my clients. All my clients homes get a 3D model created, a video commercial made, and professional photography to top it off. I market the homes through multiple websites such as realtor.ca, remax.ca, ashtenhughes.ca, youronlineagents.ca, as well as through third party platforms such as Kijiji, Facebook and Youtube. I ensure all my clients homes are receiving maximum exposure possible.

 

Step 5:

 

Open Houses We are big promoters of having open houses. Generally on the week the home gets listed we will bring the Mar Real Estate sales representatives through so they can spread the word to their clients. We also like to have an open house within the first two weeks it gets listed allowing the public to come take a look (Saturday mornings). In some cases I will host “Wine and Cheese” events and invite all North Bay and area sales representatives through to share with their clients (Thursday afternoons).

 

Step 6:

 

Offers & Negotiations When the offer comes in we help our clients to fully understand the terms & conditions, as well as negotiate to get you the best price possible. We are  firm believers in win-win situations and will work diligently to ensure your happiness when accepting an offer.

 

Step 7:

 

SOLD!  Although accepting an offer is an exciting step, it is generally not the last step. While conditions are being fulfilled we are still fully involved in the process, keeping you informed and doing our best to ensure all conditions can be fulfilled as smoothly as possible. Once that step is complete, CLOSING DAY!

 

Step 8:

 

Moving Day   The most exciting day of all… And perhaps the most hectic! Your home is OFFICIALLY sold and you are on to the next journey..
